The premise of our business is that institutional entities (banks, developers, investors) and certain individuals find themselves owning real estate that they would like to remove from their balance sheets. In many cases, traditional methods of real estate sales are not adequate to divest the properties in a timely and efficient fashion.

Loss Mitigation (pre-foreclosure Strategies)

This group focuses on maximizing lender recovery and minimizing losses by engagement of the borrower in the earlier stages of distress:

  • Consult with the borrower to encourage cooperation with the lender and review available options.
  • Qualify the borrower for a potential short sale to assure consistency with the     lender's criteria.
  • Train & certify realtors to aggressively market short sale properties to produce a quicker disposition.
  • Qualify potential buyers for adherence to lender standards.
  • Act as a servicing company for the lender, processing the administrative aspects of the potential short sale, thereby reducing administrative costs.
  • Assist the lender to develop short sale procedures and guidelines to provide a     balanced strategically acceptable program.

REO and Asset Management

Utilizing the capabilities of our in house REO division, we can provide everything from construction services to marketing and sales execution. Our goal is to remove the burden of property management, minimize sales time, and maximize selling price.

Services and capabilities:

  • Broker Price Opinion (BPO)
  • Construction completion, renovation, and other "value added" recommendations
  • Re-key, trash out, and any other property stabilization requirements
  • Property maintenance (lawn care, pest control, pool service etc.)
  • Utility management and bill pay
  • Development of marketing and sales plan including price expectations
  • Execute showings, open houses, advertising, etc.
  • Provide ongoing status reports regarding maintenance and sales activity
  • Qualify offers and present to owner for approval
  • Contract generation and review
  • Manage pre-closing (title procurement and resolution, inspection issues etc.)
  • Follow through to closing and disbursement of funds


Auction Services

Employing the services of our strategic partner, we bring a high success probability option to those desirous of a very timely sale of real estate assets. A robust marketing program spearheads the process to maximize the pool of qualified bidders and drive sale price upward. We create a unique strategy employing a myriad of conventional and unconventional auction related formats including, but not limited to; bulk sale, sealed bid, Dutch auction, and open outcry. We can also auction a portfolio of loans to our institutional contacts.

 

Investor Introduction

We work within our network of hedge funds, developers, and investors to bring buyers to the table for bulk purchase of:

  • Condominiums
  • Acquisition of tracts of land
  • Completion of unfinished projects
  • Purchase of other asssets such as commercial buildings, marinas, self storage, warehouses, etc.
